In short:
- Your own vacation rental website means 0% commission on direct bookings.
- It runs alongside Booking and Airbnb – it doesn't replace the portals, it captures the commission-free bookings.
- Reference: fewo-lerbachtal.de with a Lighthouse score of 100 in all four categories.

Every booking through Booking.com or Airbnb costs you money – often 15 to 18 percent, and more with some models. For an apartment that turns over a five-figure sum a year, that quickly adds up to several thousand euros going to the portal, even though the guest ends up staying with you anyway. Your own vacation rental website turns that around: the guest books directly with you, without a platform taking a cut.

The misconception is that your own site would have to replace the portals. It doesn't. It runs alongside them. The portals remain your shop window for guests who don't know you yet – your own site captures everyone who has already heard your name, been referred to you, or is searching specifically for your region. That is exactly the share that is most expensive when it goes through a portal, and cheapest when it comes directly.

Direct booking without commission – how the funnel works

Direct booking doesn't necessarily mean online payment. For many hosts, the better route is an enquiry funnel: the guest sees the apartment, checks availability on the calendar, fills out a short form, and you confirm. No forced online checkout, no payment-processor fee, no cancellation chains like the ones the portals impose.

The crux is the calendar. If you're listed on Booking and Airbnb at the same time, your own site must not offer dates that are already taken there. A clean calendar sync solves this: the occupancy from your channel manager or booking system (Smoobu, for example) flows into your website via an iCal feed. Free is free, booked is booked – synced across all channels. That way you can sell directly without risking double bookings.

Important: you don't give up the portals. You place your own site right beside them as an equal – and steer as much demand as possible onto the commission-free route.

Getting found where people search

A beautiful site that nobody finds doesn't bring a single booking. That's why we don't add SEO as an afterthought, but build it into the structure of the site from the ground up.

It starts with the content: dedicated pages per apartment, per house, per thematic search term. Someone typing "vacation rental [region] with dog" or "contractor accommodation [town]" should land on your site – not on a generic portal tile. Such targeted landing pages often rank better than the fiercely contested head keywords dominated by the big platforms.

On top of that come structured data. Google understands pages better when the facts are marked up in machine-readable form. For accommodation, those are the schema types `LodgingBusiness` and `Apartment`, supplemented by `FAQPage` for the common questions and `BreadcrumbNavigation` for the page hierarchy. The discipline here matters:

  • Only mark up the types that Google actually supports – not some schema.org construct that is valid but shows up in the Search Console as an "invalid object type".
  • Review and rating markup belongs on the apartment's detail page, not in overview lists – otherwise you get no stars, only warnings.
  • Clean local SEO: address, region, and surroundings consistent across the whole site, so you show up in local and area searches.

The goal is for your site to match search intent exactly and give Google no reason to doubt its trustworthiness. Substance instead of keyword stuffing.

Multiple country and language versions for international guests

As soon as you address guests from several countries, a single page is no longer enough – and a simple language toggle even less so. Search engines need a separate, stable URL for each audience, otherwise your language versions compete against one another or count as duplicates.

For that we build separate country and language versions with a clean URL architecture:

  • hreflang markup between all versions, plus `x-default` for everyone who doesn't fall into a target country. That way Google sends each user to the right variant.
  • Self-canonical per country URL – each version points to itself, none cannibalizes another.
  • Country selection via the URL, not via cookie or geo redirect. This is mandatory: serving users and Google different content under the same address risks a cloaking penalty.
  • Sitemap with `xhtml:link` references, so the relationship between the versions is reflected there too, and old parameter URLs redirected via 301 to the clean path URL.

We've proven this on a multilingual client project built exactly this way – separate country versions, verified in the Google Search Console, with hreflang and x-default. This isn't a theoretical model but a running setup that is kept cleanly separated in the index.

Technology: load time is ranking and conversion

Load time isn't the finishing touch you tack on at the end. It's both at once: a ranking factor and a conversion factor. Every second your site takes to load on a phone costs you guests who bounce before it's ready – and Google measures exactly that.

How far this can go is shown by our reference project fewo-lerbachtal.de: Lighthouse 100 out of 100 in all four categories – Performance, Accessibility, Best Practices, and SEO. The Largest Contentful Paint is at 0.9 seconds, the Cumulative Layout Shift at 0 – so the page doesn't jump around as it loads. These aren't polished lab numbers but the result of consistent handcraft:

  • Images as WebP instead of heavy JPEGs, with sensible compression and stripped-out EXIF ballast.
  • Preload of the LCP image, so the largest visible element is there instantly.
  • Self-hosted fonts instead of embedding Google Fonts – faster and GDPR-compliant, because no IP leaks to third parties.
  • Clean, lean code without the plugin sprawl that site builders and overloaded WordPress installations bring along.

This is exactly where the difference to a standard builder theme lies: there you get a site that looks finished on paper but loads dozens of scripts under the hood. We build the site so that it carries nothing it doesn't need.

Two real reference projects instead of builder promises

We're not talking about sample pages from a demo here. We're talking about two running projects whose results are measurable.

The first is fewo-lerbachtal.de – 14 apartments in three houses, rebuilt completely from WordPress to a dedicated SEO site. A structure of its own, no theme corset, availability via Smoobu widget and iCal calendar, an enquiry funnel instead of a forced checkout. The PageSpeed figures above come from this site.

The second is a multilingual project for international guests that we deliberately keep anonymous. There the country architecture takes center stage: separate versions, hreflang, self-canonical, x-default, verified in the Search Console. It shows that we hold the same quality standard even when a site has to be found in several countries at once.

The common denominator of both projects: a custom-built site of your own beats the builder where it counts – on speed, on clean SEO structure, and on control over your own guests.

Maintain it yourself – without technical knowledge

A custom-built site is no reason to knock on the developer's door for every price change or every new description. Both reference projects have an inline editor: you log in, click directly into the text on the finished page, change it, and save – no CMS backend, no HTML, no detour. What you see is the live page, and what you type is in there seconds later.

That keeps the site in your hands: adjust descriptions, swap photos, add seasonal notes – all yourself, whenever you want. For the structure, the SEO framework, and the technology we're there; the day-to-day you steer.

Frequently asked questions

Is a website even worth it alongside Booking and Airbnb?

Yes, precisely then. The portals bring you new guests but keep their commission on every booking. Your own site captures everyone who already knows you or is searching specifically – and those bookings run commission-free. Both in parallel is the strongest setup.

How do guests find my site?

Through search. We build in SEO from the ground up: dedicated pages per apartment and search term, structured data, local SEO. On top of that comes direct traffic from returning guests and referrals who would otherwise book through a portal.

What exactly gets built?

A custom, fast website with apartment detail pages, photo galleries, an enquiry funnel, and calendar sync – not a builder theme with your pictures in it. Structure and technology are designed for ranking and load time.

Is the site fast enough on a phone?

That's the core – and yes. You'll find the concrete figures and the technical route to them above under "Technology: load time is ranking and conversion". In short: we build every site deliberately toward these top scores.

Can the site be multilingual?

Yes. Separate country and language versions with hreflang, x-default, and self-canonical, controlled via the URL – the details are above under "Multiple country and language versions". Proven on a running project verified in the Search Console.

How does it work with the booking system and channel manager?

Your occupancy flows into the website via an iCal feed from your booking system or channel manager (such as Smoobu). That way your site shows only genuinely free dates, even though you're listed on the portals at the same time – no double bookings.

Can I change texts and photos myself later?

Yes, via the inline editor directly on the live page (see "Maintain it yourself"): log in, click into the text, change, save. No CMS backend, no technical knowledge needed.

What does it cost?

That depends on the scope – number of apartments, languages, desired range of features. What matters is the counter-calculation: for many hosts, the saved portal commissions pay off a site of their own within a manageable time. Get in touch and we'll work it out concretely for your portfolio.
